Terms and Conditions

Lithos Studios Cyprus

Please read these Terms & Conditions carefully before making a booking. They form a binding agreement between Lithos Studios Cyprus (“we”, “our”, “us”) and the lead guest (“you”, “your”) and apply to all bookings made directly with us.

1. Booking Contract & Authority
•To make a valid booking, you must be 18 years or older.
•By making a booking, you confirm you have the authority to accept these Terms on behalf of your entire party. The lead guest accepts responsibility for all members of the booking.

2. Contract Formation
•A contract is formed once we receive your deposit or full payment and issue confirmation to the lead guest.
•Any booking made or modified by someone other than you is assumed to be unauthorised unless you notify us otherwise in writing.

3. Pricing & Changes
•Quoted prices are based on current rates and may change before booking confirmation.
•Special offers may include conditions—some may require local payments or may be non-refundable or non-amendable.

4. Payments & Deposits
At the time of booking, a deposit of £50 is required.
•The remaining balance is due 4 weeks before arrival.
•If the stay is less than 4 weeks away you will be invoiced within 24hrs.
•Failure to pay the balance by the due date may result in cancellation and forfeiture of deposit.

5. Amendments & Changes by You
•Requests to change your booking (e.g., dates, names, number of guests) must be submitted in writing by the lead guest.
•Changes are subject to availability, may incur fees, and must comply with supplier conditions.

6. Cancellation by You
•All cancellations must be submitted in writing.
•Deposit: non-refundable unless otherwise detailed.
•Cancellations made within 4 weeks before arrival: 100% of holiday cost is forfeited.
•No refunds for no-shows or early departures.

7. Amendments or Cancellations by Us
•We reserve the right to make changes to your booking (e.g., due to property issues), in which case we may:

oOffer alternative accommodation of similar or better standard (subject to availability); or
oCancel your booking and refund all payments received.

•Our liability will not extend beyond a refund of payments.

8. Liability & Force Majeure
•We accept no liability for loss, damage, or injury to persons or property unless resulting from proven negligence.
•We are not responsible for disruptions caused by circumstances beyond our control (e.g., natural disasters, pandemics, strikes), although we may offer alternatives in our discretion.

9. Insurance
•Travel insurance covering cancellation, medical expenses, trip interruption, and personal liability is strongly recommended, and is your responsibility.

10. Special Requests
•Any special requests (e.g. accessibility, room preference) must be made at the time of booking.
•While we will endeavour to fulfil them, they are not guaranteed unless confirmed in writing by us.

11. Governing Law
•These Terms are governed by the laws of Cyprus.

12. Health & Safety – Swimming Pool
•The pool at Lithos Studios Cyprus is provided for guest use but is not supervised.
•No lifeguard is on duty at any time.
•Guests use the pool entirely at their own risk.
•Children must be supervised by a responsible adult at all times when in or around the pool area.
•No diving is permitted.
•Running, pushing, or unsafe behaviour in the pool area is strictly prohibited.
•No glass or breakable items are permitted around the pool area. Please use plastic cups and bottles only.
•We accept no liability for accidents, injuries, or incidents arising from misuse of the pool or failure to follow these safety rules.

13.No Smoking Policy
•Smoking and vaping are strictly prohibited inside all studios, apartments, and indoor areas of Lithos Studios Cyprus.
•Guests who wish to smoke may do so only in outdoor areas.
•Any evidence of smoking indoors (including odour, ash, burn marks, or residue) will result in:

oA €200 cleaning and deodorising charge.
oAnd or additional billing if costs exceed this amount.
•Persistent breaches may lead to immediate termination of the booking with no refund.

13. Complaints
•If you experience an issue during your stay, please inform us immediately to allow us to resolve it effectively.
•Complaints not raised during the stay may affect your ability to make claims post-departure.
